Frequently Asked Questions
Becoming a Tester
Fair housing testers play a vital role in uncovering discrimination. They meet with housing providers and document their interactions to help ensure people aren’t denied housing due to unlawful bias.
In a basic test, two individuals—alike in every way except for a key protected characteristic—visit the same rental or sales office. Each tester then submits a detailed report of the experience to DMFHC staff for review.
Fair housing testing is one of the most effective tools for identifying and addressing housing discrimination. It helps protect individuals' rights under the Fair Housing Act and holds housing providers accountable.
If you’re passionate about civil rights, oppose discrimination, and believe everyone deserves equal access to housing, becoming a tester is a meaningful way to turn your values into action.
We welcome individuals of all backgrounds—regardless of race, ability, religion, and more—to join our team of fair housing testers. Testers must be at least 18 years old and complete a three-hour training session and a practice test before starting. Each test typically requires a 2–3 hour time commitment. Testers must be reliable, objective, and detail-oriented.
Minimum Requirements:
- Commitment to civil rights and fair housing
- At least 18 years old
- Effective communication skills
- Strong attention to detail
- Solid writing ability
- No felony convictions
- Not currently employed as a landlord, property manager, real estate agent, or in any housing provider role
